involved in vacation ownership nearly 30 years ago when Steven
Kosmas launched the management team at Boardwalk One Resort
in Ocean City, Maryland. Five years later, in a partnership
with his brothers, Paul and Nick, they opened their first
resort in New Smyrna Beach, Florida. Through the 1980’s
KGI development efforts were concentrated in Ocean City,
Maryland and at beachside properties, especially in New Smyrna
Beach, Florida. Six resorts, featuring condominium, villa
and townhouse accommodations, were developed; all sold out
within three years. 
KGI properties offer inviting accommodations

area attractions. Our expert resort staff members pursue
a hands-on management approach, ensuring high standards of
property maintenance, environmental sensitivity and responsive
